We really struggled to find a hotel available for the Ed Fringe Festival.
Most B&Bs were booked and some of the hotels were outrageously priced.
I took a chance and booked the Cairn hotel and it was pleasantly good.
Very simple, no frills but a good clean room and friendly staff.
They've got a place to drop your bags before check-in too which is handy.
We didn't have breakfast in the hotel so can't comment on the food.
It's a handy location, about 10mins from the station and an easy 15min stroll to the Royal Mile- giving you a bit of peace and quiet at the end of the day.
All in all if you're looking for a relatively well priced stay and aren't looking for luxury it's a safe bet.

For a couple staying in the main building of the hotel, the room was fine. The single down in the dungeon of the building on the other side of the street was just plain strange -- isolated, narrow, cold, and dark. However, the bathrooms and the sheets in both rooms were clean, and the street was relatively peaceful, so the bare essentials were met.
Still, must say that the B&Bs we've stayed in since have provided much better value for money.

Convenient location 10-15 minutes walk from the main train station and main attractions also within walking distance; Friendly staff; Room fine for the price; breakfast reasonable although not massive portions or particularly different from any other hotel. Overall if you're just looking for somewhere to sleep this is a decent option, but if you want flair and individual touches you might want to look at other places.
