Price via Skoosh (£80 b&b single) great value & would highly recommend. Hotel is 30second walk from the Royal Mile &15 minute from Princes St., so central location for edinburgh castle or parliament. From Waverley Stn I would take a taxi as all up steep hill to get to hotel (£3.50 I paid). Walk to stn (downhill was fine). Standard of friendliness of staff was high. I was in room 449 (double bed). No outlook (looking immediately into little doom roof and overlooked by other residences) but I was only in room at night with curtains closed! Food, first class, staff very welcoming. Received complimentary newspaper. Arranged free automatic wakeup call. hower (in bath) was heaven. Good power of water n good temperature regulator. Good selection of eating places in any direction you walk. 5 minute brisk walk from Festival Theatre. Good Hotel n location for female on her own.

never again hotel

the room was tiny,no mini bar and only one towel.Heating went off at about 7oclock at night,we were given a portable heater.Then at around midnight the radiator decided to make a loud niose all night,infact the hotel porter was in our room at 03.45 tryiing to fix it with no avail.TERRIBLE,never a four star hotel.

impressed and excellent value for money.
check that what you book is what you will get.I booked 2 twin rooms and when we got there 1 twin 1 double.no guarantee that you will be given the rooms requested.was offered a free bottle of wine but were not dining in hotel.stood our ground and got 2 twin rooms.

Comfort in the Heart of Edinburgh

The staff were very friendly, and helpful. The room was a good size and the furnishings comfortable.

The car park is located in a private garage which required you to lock and unlock a set of gates yourself with a key, and was a block from the hotel (5 minute walk) which was less convenient than other options in the area

The air conditioning unit was marginal in its ability to cool the room - thankfully Edinburgh was not unseasonably warm during our stay. Though they obviously knew of the problem as a fan was provided.

The price was good for the quality, being in the 100 GBP range, especially being adjacent to the Royal Mile.

A worthwhile option for travel on a budget, or as a "#2" option to the higher priced venues on the Royal Mile.

nice but not great

Terribly noisy at night -traffic, drunken singing from the street even WITH the window open.went there to stay before the marathon. On the morning of the run was really impressed by the little table in the foyer offering energy drinks and bananas-until finding this was just a bit of opportunistic overpriced selling. Fortunately many of my fellow runners made the same original assumption and trotted off with their bottles without paying, which seemed fair enough! On the other hand good furnishing , clean, and nice staff.
