We were very pleased with the overall standard, however we were unexpectedly given a smoking room, so we advise people to check on booking.

From the moment I walked in I was welcomed and taken care of. The staff at the desk helped me secure a replacement tour for one that had been cancelled and all were friendly and professional. The room was clean and comfortable, water pressure in the shower was great, and the tea maker and tea in the room were a nice touch. A problem with TV reception was corrected as soon as I notified staff. I found absolutely nothing to complain about with the breakfast set-up or selection. I went at 6:30 each morning and was quite full by 7:00. The hotel location was good, right across the street from the Playhouse, with a nice pub just across the corner up the street. Waverly station was no more than ten minutes' walk, the Royal Mile about fifteen. I highly recommend based on my experience, and hope to return soon.

The hotel it's self was nice. Good standard of Decor, friendly staff and not to far from the centre of Edinburgh.
The continental breakfast was of a good standard but the breakfast room gets busy so expect to que for your food.
Rooms were a liitle on the hot side with no-air conditioning only a fan.
Considering it was festival time I suppose it was good value for money and we saved over £200 by booking through Skoosh rather than the hotel directly.

Very modern, clean and well appointed. Shower curtain too short so had a leak or two. Great location and access to everything.

Would thoroughly recommend this hotel, especially if you are going to the Playhouse Theatre as it is very convenient just across the street, clean comfortable rooms and good breakfast. Good value for money when booked on the internet.
